Right To Manage For London's Converted And Mixed-Use Buildings

London leasehold buildings tend to fall into two groups: period properties converted into a handful of flats, and larger blocks with a shop, gym or office on the ground floor. Both can use Right to Manage but mixed-use buildings have one extra rule worth knowing.

    50%

    Commercial floor area limit

If your building includes commercial space, that space can't take up more than half the internal floor area, not counting shared hallways and stairwells. This threshold was recently raised from 25% to 50%, so buildings that wouldn't have qualified a few years ago often do now.

Beyond that, the core rules apply everywhere: two-thirds of the flats need to be on long leases, and leaseholders owning half of every flat in the building the whole building, not just the ones keen to join need to sign up to the RTM company before a claim can be served. We check all of this for London buildings at no cost.

    Rule 01

    Two-thirds on long leases

Two-thirds of the flats must be held on long leases.

    Rule 02

Half of all leaseholders sign up

Leaseholders owning at least half of every flat need to join the RTM company.

    Rule 03

    Commercial under 50%

For mixed-use buildings, commercial floor area must be below 50% of total internal floor area, excluding common parts.

    Rule 04

    Free eligibility check

We assess these requirements for London buildings at no cost.

As I always been honest when reviewing goods and services, I've only awarded 4* to this company because I have to consider the entire 2+ years of experience and not just the recent new manager (Denise) they have recruited to manage the development who is the best property manager I know (Sorry James, you're good but she's better!) The best and most important factor to note about this company as a whole, is the absolute ease and direct line of communication one can have with their management company. In my experience, with many management companies, you are just a number, and sometimes a nuisance, if you try to contact them with a problem. Not this company. All the times I've contacted them, they have always answered my calls/text/email, and take the raised issues seriously. The corresponding action will depend on how immediate the response needs to be, and balancing that with the a perhaps significantly higher cost than a next day response. This is particularly important if you are a small development with a limited budget. The reason for the 1 star drop is how stretched they were in the staffing, noticeably after the 1st year, but that has now changed since August 2025 when they recruited the new manager Denise Fowler for this area (West London). Denise is highly customer focused, efficient, understanding, incredibly helpful, so easy to deal with and she listens! She engages with all the residents, visits often (sometimes to inspect and assess the property and others to meet with residents who asks for assistance), prompt with her responses and even takes calls out of hours or during her days off (which she shouldn't!). We have a no. of elderly residents who truly find her approach refreshing and reassuring. She goes well above and beyond her duties. She is the reason why I am writing this review. Long may she stay with YHPM.

We have had the pleasure of acting as solicitors for Your Home Property Management for over four years. It is refreshing to work with a property management team that is so proactive and diligent. In an industry where disputes can be common, it is notable how rarely we encounter complaints from their residents. This is a testament to their excellent communication and the high quality of service they provide. We highly recommend them to any freeholder or RMC looking for reliable management.

    Rushdon Close Havering

Surrounded by trees and well-maintained grounds, the development of five blocks (60 apartments) is a lovely place to live. Residents comment on the well maintained gardens and remark on how clean and tidy everything looks.

Corinthian Court, Station Approach, Ruislip HA4 8FA

Maureen, Property Manager: “A perfect place to retire, for the over 55s. Sitting in well maintained grounds and a fabulous garden.” Steve, Resident Director: “The development is superbly well run by on-site manager Maureen and she is well supported by all of the Your Home team. Since the change in management, we’ve managed to save thousands of pounds, which is being put to good use in the refurbishment of the development.”

    Mallard and Bittern Chingford

Lovely, well run block. Pat, the Resident Director, said: “We would both like to say how grateful we are for YHPM’s input. We feel far more in control of what’s happening at Mallard and Bittern, and the meeting has also confirmed that we have undertaken our roles as active directors with integrity and for the good of all owners.”

    Frequently Asked Questions

Right To Manage Questions From London Leaseholders

Clear answers to common questions about Right to Manage, eligibility and taking control of your London building.

    1. There's a shop on our ground floor - does that rule us out of Right to Manage?

    ▼

Not necessarily. As long as the commercial space doesn't take up more than half the building's internal floor area, mixed-use London blocks can still claim the right to manage.

    2. We're in a converted Victorian house split into three flats - is that too small?

    ▼

No. Right to Manage applies to any self-contained building with two or more flats held by qualifying tenants, so smaller converted properties are included.

    3. Do I need to prove my freeholder did something wrong?

    ▼

No. Right to Manage is a no-fault legal right. You don't need a reason - your building just needs to qualify.

    4. What happens after we win the right to manage?

    ▼

Your RTM company takes over management legally. Most buildings then appoint a professional, RICS-regulated managing agent - like us - to run the day-to-day operations.

    5. What does it cost to set up an RTM company in London?

    ▼

Costs vary with building size and complexity, but we give you a clear, itemised breakdown before you commit - no hidden fees.

    6. Can you help if we've already started the RTM process ourselves?

    ▼

Yes. We regularly step in partway through and take the process off leaseholders' hands.
