A lot of London's freeholds sit with investment funds and pension trusts who bought them purely for the ground rent income , not because they have any interest in your building. If repairs are slow and nobody local seems accountable, that's usually why.
Collective enfranchisement , often just called "buying the freehold" , is the legal route that lets leaseholders take that ownership back. Leaseholders form a company, that company buys the freehold, and from then on ground rent effectively stops and leaseholders control the building. The freeholder can't refuse a valid claim; only the price is negotiable, with a tribunal as backstop if you can't agree.

1. Our freeholder is an investment fund based abroad , can we still buy the freehold?
Yes. It makes no difference who the freeholder is or where they're based. If your building meets the eligibility criteria, they can't refuse a valid claim , only the price is negotiable.
2. We have a shop or office on the ground floor , does that stop us?
Not automatically. There's a limit on how much of the building can be non-residential, and that limit has been changing under recent leasehold reform. We check the current position as part of your free eligibility review.
3. How much does it cost to buy the freehold?
It depends on your building's value, ground rent levels, and lease lengths. Recent reform has removed some of the largest cost items for many buildings. We give you a clear breakdown before you commit to anything.
4. How long does the process take?
Realistically 12 to 18 months for most London blocks, mostly down to statutory notice periods and valuation. We track every deadline so nothing slips.
