Right To Manage, Explained Simply
Right To Manage For Essex's New-Build And Retirement Developments
Most of the RTM enquiries we get from Essex come from a specific pattern: newer commuter-belt developments built since the 2000s, or over-55s retirement schemes, where the freeholder is a housebuilder's management arm rather than a person you can actually reach. Chasing a call centre for answers about your service charge gets old fast.
Right to Manage exists for exactly this situation. It's a legal right, not a complaint - you don't need to prove mismanagement or negligence. You just need your building to meet the criteria.
We run this check on Essex buildings for free, before you commit to anything.

Corinthian Court, Station Approach, Ruislip HA4 8FA
Maureen, Property Manager: “A perfect place to retire, for the over 55s. Sitting in well maintained grounds and a fabulous garden.” Steve, Resident Director: “The development is superbly well run by on-site manager Maureen and she is well supported by all of the Your Home team. Since the change in management, we’ve managed to save thousands of pounds, which is being put to good use in the refurbishment of the development.”
Mallard and Bittern Chingford
Lovely, well run block. Pat, the Resident Director, said: “We would both like to say how grateful we are for YHPM’s input. We feel far more in control of what’s happening at Mallard and Bittern, and the meeting has also confirmed that we have undertaken our roles as active directors with integrity and for the good of all owners.”
Frequently Asked Questions
Right To Manage Questions From Essex Leaseholders
Clear answers to common questions about Right to Manage, eligibility and the process for Essex buildings.
1. My freeholder is a housebuilder's management company, not a person, does RTM still apply?
Yes. It makes no difference whether your freeholder is a housebuilder's management arm, an investment fund, or an individual. If your building meets the eligibility criteria, the right to manage applies the same way.
2. We're in an over-55s retirement development - can we still use Right to Manage?
In most cases, yes, provided the building is self-contained and meets the standard leasehold and flat-count criteria. Some retirement schemes have extra points to check, which we'll flag during your free eligibility review.
3. Do I need to prove my freeholder did something wrong?
No. Right to Manage is a no-fault legal right. You don't need a reason - your building just needs to qualify.
4. How long does the process take from start to finish?
Usually a few months, mostly taken up by statutory notice periods that can't be rushed. We track every deadline so nothing gets missed.
5. What does it cost to set up an RTM company in Essex?
Costs vary with building size, but we give you a clear, itemised breakdown before you commit - no hidden fees.
6. We've already started the RTM process ourselves - can you take it from here?
Yes. We regularly pick up a claim partway through and carry it the rest of the way.
