Why Kent Leaseholders Are Taking Ownership Into Their Own Hands
Kent has a lot of smaller buildings : period houses converted into three or four flats, plus low-rise blocks in market towns : where the freehold has passed through several owners over the years, sometimes ending up with someone who has no real connection to the building at all. Collective enfranchisement : often just called "buying the freehold" lets leaseholders take that ownership back for good. Leaseholders form a company, that company buys the freehold, and from then on leaseholders control the building directly rather than depending on whoever happens to own it. The freeholder can't refuse a valid claim; only the price is negotiable, with a tribunal as backstop if agreement can't be reached.

1. We're a small building : only two flats. Can we still buy the freehold?
Yes, but both flats need to be qualifying leaseholders and both need to take part in the claim. The core rules are the same as for larger buildings.
2. Our freeholder has changed a few times over the years : does that matter?
No. Whoever currently holds the freehold is who you'd be buying from. Ownership history doesn't affect your right to claim.
3. How much does it cost to buy the freehold?
It depends on your building's value, ground rent levels, and lease lengths. Recent reform has removed some of the largest cost items for many buildings. We give you a clear breakdown before you commit to anything.
4. How long does the process take?
Realistically 12 to 18 months for most Kent buildings, mostly down to statutory notice periods and valuation. We track every deadline so nothing slips.
5. What happens once we own the freehold?
