Right To Manage For London's Converted And Mixed-Use Buildings
London leasehold buildings tend to fall into two groups: period properties converted into a handful of flats, and larger blocks with a shop, gym or office on the ground floor. Both can use Right to Manage but mixed-use buildings have one extra rule worth knowing.
Commercial floor area limit
If your building includes commercial space, that space can't take up more than half the internal floor area, not counting shared hallways and stairwells. This threshold was recently raised from 25% to 50%, so buildings that wouldn't have qualified a few years ago often do now.
Beyond that, the core rules apply everywhere: two-thirds of the flats need to be on long leases, and leaseholders owning half of every flat in the building the whole building, not just the ones keen to join need to sign up to the RTM company before a claim can be served. We check all of this for London buildings at no cost.

1. There's a shop on our ground floor - does that rule us out of Right to Manage?
Not necessarily. As long as the commercial space doesn't take up more than half the building's internal floor area, mixed-use London blocks can still claim the right to manage.
2. We're in a converted Victorian house split into three flats - is that too small?
No. Right to Manage applies to any self-contained building with two or more flats held by qualifying tenants, so smaller converted properties are included.
3. Do I need to prove my freeholder did something wrong?
No. Right to Manage is a no-fault legal right. You don't need a reason - your building just needs to qualify.
4. What happens after we win the right to manage?
