    Right To Manage, Explained Simply

What Is Right To Manage and Is Your Kent Building Eligible?

Right to Manage lets leaseholders take over the management of their building. You don't need to prove your freeholder did anything wrong. If your building qualifies, you have the legal right to make the change.

Most flats in Kent qualify. As a rough guide: at least two-thirds of the flats need to be let on long leases, and at least half the leaseholders need to want to go ahead. We check your eligibility for free, before you commit to anything.

Corinthian Court, Station Approach, Ruislip HA4 8FA

Maureen, Property Manager: “A perfect place to retire, for the over 55s. Sitting in well maintained grounds and a fabulous garden.” Steve, Resident Director: “The development is superbly well run by on-site manager Maureen and she is well supported by all of the Your Home team. Since the change in management, we’ve managed to save thousands of pounds, which is being put to good use in the refurbishment of the development.”

    Mallard and Bittern Chingford

Lovely, well run block. Pat, the Resident Director, said: “We would both like to say how grateful we are for YHPM’s input. We feel far more in control of what’s happening at Mallard and Bittern, and the meeting has also confirmed that we have undertaken our roles as active directors with integrity and for the good of all owners.”

Right To Manage Questions From Kent Leaseholders

Straight answers to the questions we hear most from Kent leaseholders considering Right to Manage.

    1. Does my Kent building qualify for Right to Manage?

In most cases, yes. At least two-thirds of the flats need to be on long leases, and at least half the leaseholders need to support it. We'll check your building for free.

    2. Do I need to prove my freeholder did something wrong?

No. Right to Manage is a legal right. You don't need a reason — you just need your building to qualify.

    3. How long does the Right to Manage process take?

Typically a few months, mostly taken up by statutory notice periods. We manage the timeline so nothing gets missed.

    4. What happens after we win the right to manage?

Your RTM company takes over management. Most buildings then appoint a professional, RICS-regulated managing agent — like us — to handle the day-to-day running.

    5. What does it cost to set up an RTM company in Kent?

Costs vary by building size, but we give you a clear, itemised breakdown upfront, with no hidden fees.

    6. Can you help if we've already started the RTM process ourselves?

Yes. We regularly step in partway through and take the process off leaseholders' hands.
